The external façade was showing significant signs of water ingress, particularly at the parapet level, where years of exposure had rendered the structure porous. Tasked with preserving the building’s historic integrity, we collaborated closely with the Conservation Officer and English Heritage to obtain Historic Building Consent and meticulously plan the restoration.
A Delicate Restoration Process
Once the scope of works was finalised and consent obtained, the project progressed with careful attention to detail. Each phase of the restoration was carried out in line with stringent conservation requirements, ensuring that the building's character was preserved.
Scope of Works Included:
Comprehensive Enclosed Access Scaffold: A major scaffold with an enclosed temporary roof was erected to protect the building from the elements. Conducted between October and December 2014, this protection allowed the saturated structure to dry out, providing a stable foundation for repairs.
Lime Render Repairs: Sensitive restoration of lime render to maintain the building’s breathability and aesthetic.
Parapet Repairs: Investigation and restoration of the saturated parapets to prevent further water ingress.
Specialist Decorations: Keim Conservation paint was used to ensure the façade could breathe, aligning with heritage requirements.
Lead Flashing Replacement: Significant quantities of lead flashings were replaced or re-dressed to provide durable, weatherproof detailing.
Balancing Restoration with Functionality
One of the unique challenges of this project was executing the works while the building remained operational as a training and conference centre. Through careful planning and seamless coordination, we ensured minimal disruption to the occupants, maintaining a balance between progress and functionality.
