The project forms part of the University’s ongoing commitment to enhancing its residential estate, ensuring that accommodation remains attractive, sustainable, and fit for modern student living. Together, the Springfield and Hammond buildings provide accommodation for around 24 students, and the refurbishment will see a comprehensive upgrade of all bedrooms, shared kitchen and social areas, bathrooms, and circulation spaces.
Scope of Works
Currently at RIBA Stage 1, the project’s aspirational scope includes:
Full internal redecoration and replacement of floor finishes
Replacement of internal doors and fitted bedroom furniture
New vanity units and kitchens
Remodelling and refitting of shared bathrooms
Drainage and plumbing upgrades
Rewiring and new LED lighting installations
Replacement of the fire alarm system
External redecoration of doors and windows
Reconfiguration of corridors and kitchen/common room layouts
The refurbishment will bring the buildings in line with the University’s quality standards for student accommodation, while also improving accessibility, energy efficiency, and fire safety compliance.
Our Role
Working collaboratively with Drees & Sommer, Cliftons Projects are providing Project Management and Contract Administration services, ensuring that the project is delivered efficiently and transparently. Our team will work closely with the University’s Estates and Residences teams to define the detailed scope of works, establish realistic budgets, and manage the design development process through RIBA Stages 1–4.
Recognising the importance of the early stages, our project management team will maintain a regular presence on site facilitating face-to-face engagement with stakeholders to ensure that decisions are well-informed and the project remains aligned with the University’s strategic objectives.
Programme
With a target completion date of June 2026, there is a clear focus on early coordination and programme management to ensure the works are fully designed, procured, and delivered with minimal disruption to ongoing university operations.
